How to prepare yourself NOW for Spring Housing Market 2024

For those who are thinking about moving this year, here are a few things you need to think about in order to best prepare yourself.

 

List your home with a professional.

Sellers:

  • First, sit down and meet with your agent to get an accurate (in person) price analysis for your home. You don’t want to undersell your home, but a home won’t appraise for more than it’s worth – causing a deal to potentially fall apart.
  • Clean, organize, and declutter. A clean staged home sells for at more , and it will attract more buyers. Why not use the next few weekend to go through your old belongings and head to your favorite donation center? Yes, you can sell a home as is without this step, but you won’t get as many buyers, so you won’t get as many offers. More offers usually means more money in your pocket.
  • Talk about the pros and cons of getting a Pre-inspection so that you can tackle deferred maintenance items ahead of time. Pre-inspected homes are also attractive to buyers.
  • Get your home on the MLS to attract qualified buyers who have been working with agents = better terms and a smoother experience.
  • Talk to your agent about the marketing and timeline of listing your home

  • Discuss with your agent what to expect and review commonly asked questions for today’s marketplace. How close to asking price are homes selling for in your market?
  • Discuss the process when a home comes on the market. Will protect your interests as they adhere to their fiduciary duties as your agent? Are they available to show homes on the weekend and in the evenings?
  • Make sure that you’re prepared with an approval letter before you look for homes. Get your finances in order and discuss with your local lender money needed for your down payment and get a close estimate of your closing costs.
